Lawrence Avenue East Study, City of Toronto
GHK was part of a consultant team that examined the mixed-use corridor along Lawrence Avenue East between Victoria Park Ave. and Birchmount Rd. The purpose of the study is to identify a vision for the future development of the area, as well as develop an implementation program to achieve this vision. Recommendations for implementing the policies of the City of Toronto Official Plan include area wide zoning changes, urban design guidelines and other area specific planning tools.

Policy Options for Inclusive Neighbourhoods St. Christopher House and the Centre for Urban and Community Studies, University of Toronto, 2007


GHK created a list of policy tools to address the negative impacts of gentrification and displacement in Toronto 's west-central neighbourhoods. The project was one component of a larger University of Toronto-St. Christopher research partnership on inclusive neighbourhoods. The policy tools focused largely on the preservation of the existing affordable housing stock, the creation of new units and approaches to community capacity building.

Spadina Subway Extension Land Use Study
City of Toronto, 2006-2007

GHK is leading a team conducting a major study to assess development potential, market response and tax increment resulting from a major expansion of the Spadina Subway. The intent is to provide the City of Toronto with an assessment of the additional revenue that might be generated from the expansion of the subway in order to establish a Tax Increment Financing Zone that would provide the municipal portion of the cost of expanding the subway.

Pickering Village Land Use and Design Study
Town of Ajax, 2006-2007

GHK is leading a team of urban design, heritage preservation and transportation consultants conducting a study of the historic Pickering Village area in the Town of Ajax . The study will result in a Community Improvement Plan that addresses the restoration and preservation of existing historic buildings as well as the promotion of commercial diversification of this important area of the Town.

 

Light Rail Transit Intensification Strategy
City of Ottawa, 2006

GHK, together with Young + Wright Architects and Greenberg Consultants Inc., designed and conducted a series of workshops with public and private agencies, municipal staff and community groups to develop design guidelines for intensification along a key portion of a planned LRT line in the western part of Ottawa as part of the area's Community Design Plan.

 

Grand Parade Plan and Urban Design
City of Halifax, 2005-2006


John Gladki of GHK was a member of a consultant team working to develop a community based set of planning and design guidelines for a high profile section of the Halifax Downtown area, between the City Hall (Grand Parade) and the Legislative building (Province House). The process involved extensive consultation with members of the community and various stakeholder groups.

Oshawa Simcoe Street North Land Use, Urban Design and Transportation Study
City of Oshawa, 2005-2006

GHK led a consultant team working with the City of Oshawa , Region of Durham and the local community to develop a land use plan, urban design guidelines and transportation plan for Simcoe Street North , an arterial road and main connection between the downtown and the recently developed University of Ontario Institute of Technology and Durham College Campus. GHK was responsible for planning and conducting an extensive public consultation program that included open houses, public meetings, one-on-one interviews and a workshop.

Green Development Standards
City of Toronto, 2005-2006

GHK, in collaboration with Halsall Engineering, provided the City of Toronto with an in-depth assessment of world wide municipal best practices for achieving green development through the City's development process.

West District Design Initiative, 2004- 2006
GHK was part of a consultant team that explored the feasibility of relocating the existing Etobicoke Civic Centre from the West Mall to the Bloor/Islington subway site or the Westwood Theatre site. The new civic centre will be the catalyst for creating a new city centre district in this area, involving changes to TTC and Mississauga Transit operations, improved linkages from subway stops to these sites and possible reconfiguration of major arterial roads. The study is based on a workshop driven process, using 3D computer massing models to study and evaluate options, and to reach consensus on proposed land use change.

Regent Park Revitalization Strategy
Toronto Community Housing Corporation, 2002-2006

GHK headed a multi disciplinary team of consultants responsible for preparing a strategy for the revitalization of Canada 's oldest and largest public housing project. This strategy was developed through an extensive community engagement process conducted in seven languages. The strategy addresses the physical, social and economic isolation of Regent Park and incorporates initiatives for mixing incomes and tenures, generating employment opportunities, enhancing education, promoting culture, respecting and building on diversity and providing community services.

Places to Grow, Provincial Growth Plan
Province of Ontario , 2004-2005

GHK was part of the consultant team assisting the Ministry of Public Infrastructure Renewal in drafting the Places to Grow growth plan. Specifically, GHK's role was to develop a sub-areas concept and its relationship to the larger Growth Plan.

 

 

East Bayfront and West Donlands Urban Planning and Revitalization
Toronto Waterfront Revitalization Corporation, 2003-2004

GHK directed a study to review options and recommend a strategy for addressing urban planning and revitalization strategies, including affordable housing and community services, in Toronto 's Waterfront as part of the development of the East Bayview and West Donlands Precinct Plans. Both plans have received awards from international organizations.

 

Urbanization and Water Quality in the Great Lakes Basin
International Joint Commission, 2002-2003

GHK was engaged to prepare a report on the implications of urban development on Great Lakes water quality. The study examined past trends in urbanization in the Great Lakes Basin and projected the implications of urbanization into the future. In particular, the study focused on the impacts of a number of specific compounds on six urban areas in Canada and the United States and explored how urban form affects water quality.

Growing Together: Prospects for Renewal in the Toronto Region
City of Toronto and the Oak Ridges Moraine Steering Committee, 2001-2002

GHK led a consultant team in a study to identify the consequences of continued growth in the Toronto Region according to past land consumption patterns, develop a model to estimate CO2 emissions and other transportation impacts of alternative urban forms, examine the opportunities for infrastructure investment in the Region based on alternative watershed management practices, identify a preferred alternative structure for development of the Toronto Region, and prepare a set of governance, planning and fiscal strategies for achieving the alternative structure. This study set the stage for developing a growth management plan for the Toronto Region.

Downtown Revitalization Project
Town of Newmarket, 2001

GHK led a team of consultants in the preparation of a community improvement plan for Newmarket 's historic downtown area. The plan included provisions for land use development, urban design and infrastructure upgrading. The community consultation process used a number of tools to achieve a cohesive vision for the Main Street including a visioning workshop, public meetings and open houses, and a facilitated workshop focused on strategic directions.

Development Approvals
Public and Private Sector Clients, Ongoing


GHK planners have completed development approvals for a large number of development projects within the City of Toronto for private and public sector clients. Recent examples include approvals for: Windermere by the Lake, a 1200 unit residential development in the City's west end; the Mode, a 164 unit 11 storey residential condominium in Toronto's King Spadina neighbourhood; CASA, a 43 storey residential condominium development near the intersection of the Bloor and Yonge subway lines; The Bloor Street Neighbourhood, a 311 unit residential development near the Yonge and Bloor intersection in Toronto; a mixed-use development incorporating office and residential uses for a national non-profit , and the redevelopment of Canada 's oldest and largest public housing project on a 28 hectare site consisting of 5,000 units of mixed income housing and commercial space.
